I realize that what I’m about to say is somewhat controversial but I wish somebody would’ve just grabbed me by the shoulders and shaken me a few years ago! 

It's time to slow down and really take a look at what is going on in the real estate industry before you find yourself on the losing end of an inevitable shift. 

Brokerage Profitability

Today there's really only two paths in real estate because the brokerage model is under attack and the larger franchises are no longer competitive. Don't take my word for it do the research, Keller Williams, RE/MAX, Century 21, Coldwell Banker, you name it, they're all losing agent count.  Keller Williams, the largest real estate company in North America has less agents today than they did 12 months ago and the decline is only accelerating!  The other brokerages are following the same trajectory, they're adding some agents while losing more out the back door. Year over year, they're net negative in agent count, said another way they are in decline. So if somebody is with one of those brokerages today, I encourage you to take a really hard look at the evidence, because in my opinion, the only two remaining paths are to go independent or go eXp. Now I do believe that the independent brand will survive, but it's not going to thrive. The reason why it won't thrive is because it's going to be largely dependent on a dynamic leader and that dynamic leader is still going to have face the #1 challenge in the industry-  agent retention. The only company providing a solution to the agent retention problem today is eXp, period! The fact of the matter is that it doesn't matter what you believe the stats back it up.

So…

If you're a broker or a team leader, you need to make a decision.  As a former owner of a very successful independent real estate company my recommendation is to go with eXp.  It solves their biggest pain point in the industry which is agent retention. Now you can certainly go independent and you can make a lot of money doing that but the challenge is going to be continuing to make that kind of money over the next three, five or 10 years. I just don't think the margins are going to be there... and unfortunately all of the market trends are backing that up as well.  Therefore, if you're going to continue to lose margin... and you're going to continue to lose agents... and you're going to continue to lose it to eXp (which by-the-way is the fastest growing real estate company that's ever existed in the real estate space) Wouldn't it just make sense to at least study the model and see what your competition is doing?

Bottom line...

You can’t run a team or a brokerage, recruiting by yourself or even hire a recruiter and keep up with the momentum of all of these eXp agents who have been compensated to help grow the company. Yeah, yeah I know what you're thinking... some of them are doing it all wrong!  I totally agree with you...but a lot of them are starting to do it right.  What we're finding is that those who are doing it right are getting to their close relationships in a way that your recruiting strategy never will.  They're getting to those top agents, the ones with the “big egos” that would never give a traditional recruiter the time of day. That was me, well certainly the big ego part!  In just the last couple of years eXp already has taken the majority of what used to be the top agents at all the largest franchises and its continuing to happen at an aggressive pace!

And…

When you understand that this shift will continue to take place and it's actually accelerating, you need to consider the timing of it all and actually take a look at the business model. 

I've been a top producer in my market, a team leader, independent real estate company and a real estate coaching company all running at a high level. I was completely leveraged out of selling houses. I was completely leveraged out of the day-to-day operations, but I still had a huge problem!  I would bring in people, turn them into highly productive agents and then lose them out the back door as they set up shop and became my competition using all the same tools and strategies I had taught them. That's happening to everybody and it's going to continue to happen as we continue to share openly about how to run these businesses.  With eXp, when you grasp their model, you understand that you can capitalize on helping agents. You can continue to lead, inspire, mentor and coach them, but do so in a business model that rewards you for helping them grow, even if it means outgrowing your team.  It's not only more lucrative for you, because of the ability to build wealth through passive income, revenue share, and stock earnings, but you also put them in a position to build something for their future at the same time.

In Closing...

If you truly care about having an impact and serving the people that work for you and with you day in and day out, you owe it to yourself and especially to them to take this seriously.  You can provide your agents with an opportunity to act like small business owners within your team. If they leave your team and stay with eXp they continue to capitalize on the stock and revenue share they built while with you, but you can continue to remain in relationship with them and help them grow because it's beneficial to both of you. When has there ever been a situation in real estate like that before! 

So now, when the agent is ready to leave your team, it's not a bad thing as long as they're staying with eXp, which they're likely to do in order to continue to receive stock earnings and revenue share income. You'll continue to be invested in their success and you’ll be incentivized to help them grow!  I wish I had discovered this model years ago!  Think about this, in just a few short months, I'm getting paid on over 250 agents right now. That just doesn't happen in traditional brokerages that fast. It takes years to build a brokerage up to 250 agents as you can probably imagine.  The more important question is.. even if you could build a traditional brokerage up to 250 agents, would you want to? The stress and overhead of it all gives me a headache just thinking about it! 

With eXp you don't have any of that stress, risk or challenges of a traditional brokerage. Regardless of how successful you are currently or you may become in the future, it pales in comparison to the wealth building vehicle that is eXp.  Whatever you’re going to do anyway, doing it within the eXp model will be better.  So do your own research and make a decision before this opportunity passes you by...
